From the lake to the Sandhills
The northern part of the county, around Lake Murray, Chapin and Irmo, sits on the edge of the Piedmont with more clay in the soil; the southern part, around Gilbert, Pelion and Swansea, leans toward the sandy soils of the Sandhills. Clay holds water, so trees there tend to tip out of soaked ground after long rains. Sand drains fast, so pines there suffer in drought and draw bark beetles. The Town of Lexington sits in between and gets a bit of both. The older cities along the rivers, West Columbia and Cayce, tend to have older yard trees and tighter lots.
Which rules apply to your address?
The Town of Lexington, Irmo, Chapin, West Columbia, Cayce, Pelion and Gilbert are separate municipalities, and much of the county, including Red Bank, Oak Grove and Seven Oaks, is unincorporated. Irmo also reaches into Richland County. Each has its own rules on development, debris pickup and burning, and on Lake Murray, Dominion Energy's shoreline rules come first. See Lake Murray.
